Leviathan Difference between Leviathan Book and Core Book?

is the Leviathan book just a special edition of the core book exclusive to the box? or are they different books with different rules? or does the Leviathan Book have extra content? its quite confusing.

Leviathan includes the core rulebook as well as the crusade content from the Tyrannic war book (I'm not sure if it contains the lore from that book).

That is not correct. Leviathan is the standard core rule book combined with the Tyrannic War Crusade book. There’s nothing exclusive in it.
